I believe that it will add some value, however, more then likely you will not re-coop the value you put into it. Some people like hardwood, some tile, some carpeting so it all depends if the buyer feels it bring value to the home...or if they purchased your home, would they prefer something else and replace it. From an appraiser's view point, it more then likely will have a small amount of value. If you are riding the fence and are wondering if new flooring is way over due and essential in order to get your home ready to put on the market, I would suggest putting in a lower cost floor that looks nice, or giving a "floor allowance" or amount of money back to the buyer to replace the floor once they move in.
